How we work

  • Govee permanent lights

A slim track, white or black, holds the lights. They stay on the house all year.

  • You run them from your phone

Warm white, colours and patterns for every season, changed from an app over WiFi.

  • Text us for a quote

It’s the fastest way to reach Pratt. Tap “Text for a quote”, add your address and send.

  • Installed spring through fall

We schedule permanent lighting outside the holiday season, never during it.

  • Across Central Texas

We install permanent lighting across Central Texas. Not sure your address is in range? Text it and Pratt will tell you.

Does a King William or Monte Vista home need city review first?

It might, and the city is the one to say. San Antonio’s Office of Historic Preservation says a Certificate of Appropriateness is required for exterior repairs, alterations, signage, demolition or new construction on a property in one of the city’s 30 local historic districts (that count is from its 2022 brochure). King William became the city’s first historic district in 1968.

No document we read says whether a slim track along a roofline counts as an exterior alteration. So ask the Office of Historic Preservation before you book, and ask your neighbourhood association too, which the office itself recommends. The same brochure says about 75 percent of applications are approved by staff without a commission hearing.

The houses are part of the question. King William has Grand Victorian, Greek Revival and Italianate homes on small lots, and the Cultural Landscape Foundation says Monte Vista has homes designed between 1890 and 1930 in eighteen styles. You pick white or black track to suit the trim, and the permanent lighting questions page has more on how the system works.

How does an HOA on the north side change the plan?

Stone Oak sits west of US 281 and north of Loop 1604. KSAT reports it was the first master-planned community in Bexar County, with plans drafted in 1985 on what was then ranchland. Today it has 35 subdivisions, and most of them have their own homeowners association.

That means the rule that counts for your roofline is often your subdivision’s, not the city’s. Ask your HOA or its architectural committee whether roofline lighting needs approval, and whether colour or hours are limited. Permanent lights can sit on warm white most of the year, with colours and patterns used only when you choose, so that is a useful thing to put in your request. Check your own HOA rules, because they differ from one subdivision to the next.

Is any San Antonio lighting rule aimed at lights like these?

One city overlay is worth knowing about. The Military Lighting Overlay District is a zoning layer meant to reduce glare and light pollution near military bases so night training can go on. A 2018 city Development Services FAQ says it regulates lighting levels, intensity and direction only, and that its standards apply to residential, multi-family, commercial and industrial properties.

That FAQ said the only area carrying the overlay was within five miles of Camp Bullis, with an expansion around Lackland Air Force Base proposed. We could not find the current map or the adopted text, and nothing we read says how it treats roofline track. If your address is near either base, ask the city’s Development Services Department before you book.

What do San Antonio summers mean for the install window?

San Antonio’s National Weather Service normals put the July average high near 95 degrees and August near 96. The city sees about 122 days a year at 90 or above, and about 14 nights a year at or below freezing. Lights that stay up all year are there for all of it.

Installs run spring through fall, never during the holiday season. Permanent bookings pause October 20 to January 15 and reopen January 16. Text any time to join the list, and see the permanent lighting overview for how the system works.

How do you get a quote in San Antonio?

We light San Antonio homes and businesses, and Pratt plans each roofline to the building. Text the address and he will tell you what the timing looks like. Every quote is priced for the property, and it is free.

Looking for something else? See commercial Christmas lighting in San Antonio. You can also go straight to the quote form or the service area page.

Can I put permanent lights on a home in King William or Monte Vista?

Possibly, but ask first. The city requires a Certificate of Appropriateness for exterior alterations in its local historic districts, and we found nothing saying whether roofline track counts. Ask the Office of Historic Preservation and your neighbourhood association, then text us the address.

Do I need HOA approval for permanent lights in Stone Oak?

Most Stone Oak subdivisions have their own HOA, so check yours before booking. Ask the architectural committee about roofline lights, colour and hours. Rules differ from one subdivision to the next. Text us the address and what your HOA says.

What do permanent lights cost in San Antonio?

Every quote is priced for the property, and the quote is free. There is no price list because rooflines differ in length, height and shape. Text Pratt the address at 361‑522‑5552 for a quote.

Can a San Antonio business get permanent lights too?

Yes. Permanent roofline lighting is for homes and businesses, and every quote is priced for the property. Text the address to 361‑522‑5552 for a quote. Businesses wanting a seasonal display have a separate page, linked below.

When can you install permanent lights in San Antonio?

Installs run spring through fall. Permanent bookings pause October 20 to January 15 and reopen January 16, so a text today puts you on the list for the new year. Texting the address is the fastest way to get a slot.

Does the military lighting overlay affect permanent lights?

It might, if your address is inside it. The overlay covers lighting levels, intensity and direction near military bases, and the city’s 2018 FAQ placed it around Camp Bullis, with expansion proposed. We found nothing on roofline track, so ask the city’s Development Services Department.
