Can permanent lights go on a house in Georgetown’s Old Town?
Georgetown has two historic overlay districts you will hear about: the Downtown Overlay and the Old Town Overlay. Old Town sits south and east of downtown, and the city’s Historic District Design Guidelines describe its houses as diverse in age, style and size. They list Queen Anne and Folk Victorian houses from about 1870 to 1910, Craftsman bungalows from about 1905 to 1930, and ranch houses from about 1920 to 1970. Old Town also holds three National Register districts: Belford, Olive Street, and University and Elm Street.
The same guidelines say approval is needed for any change to the outside of a building in either overlay district. Ordinary repair and maintenance do not need design review. Slim track on a roofline changes the outside of the building, so ask the city’s Historic Preservation Officer whether it needs a Certificate of Appropriateness before you book.
For Old Town homes the guidelines also say exterior lights should shine only onto the property they are attached to, and be shielded so light does not spill onto neighbours. They encourage lighting in the 3,000K colour range. Those lines are written for light fixtures, so ask staff how they apply to a roofline, and check any HOA or neighbourhood rules as well.
Colour-changing lights and the Square’s rules
If your building is in Area 1, the nine blocks around the Williamson County courthouse, or in Area 2, the rest of the Downtown Overlay, read this before you book. In both areas the guidelines say lighting that changes colour or creates motion is not appropriate. In Area 2 they also say visible light strips and multi-coloured lights are not allowed.
Our permanent lights are controlled from a phone app, with warm white, colours and patterns for every season. So a building in either area needs a conversation with the city before you book. The city decides what the district allows; the permanent lighting FAQ explains how the lights and the app work.
Sun City and neighbourhoods with an HOA
Sun City is an age-restricted neighbourhood in northwest Georgetown. If your neighbourhood has a homeowners association, whether it allows lights on the roofline is set by that association’s own rules, so ask before you book.
Describe it plainly when you ask: a slim white or black track on the roofline, with lights controlled from a phone app. Then text us the address and the answer you got. The permanent lighting service area page shows where else we install.
Hail, heat and the roof under the lights
Hail has hit Georgetown roofs twice in recent years. In May 2020 baseball-sized hail struck northwest Georgetown near Sun City and Serenada, and Community Impact reported re-roofing permits rising from about 400 a year to 5,488 after that storm. A hailstorm in April 2025 swept through south and southeast Georgetown, and the Saddle Creek neighbourhood was hard hit. If a new roof is on your list, say so when you text the address, and Pratt can tell you what the timing looks like.
Summers are hot. NOAA’s 1991 to 2020 normals for the Georgetown Lake station put the average July high at about 96 degrees and August at about 97. The lights stay up all year, so nothing comes down in the heat and nothing goes back in a box.
When do we install in Georgetown?

Georgetown questions
Do I need approval for permanent lights in Old Town or downtown Georgetown?

Are colour-changing lights allowed on the Georgetown Square?
The guidelines for the blocks around the courthouse say lighting that changes colour or creates motion is not appropriate. Our permanent lights can change colour from the app, so check with the city before you book a building on or near the Square.
Does Sun City or my HOA allow permanent lights on the roofline?
That depends on your association’s own rules, so ask before you book. Describe it plainly: a slim white or black track on the roofline, with lights controlled from a phone app. Then text us the address and the answer you got.

Every quote is priced for the property, and there is no price list. The quote is free. Text the address to 361‑522‑5552 and Pratt will come back with a quote for your home or business in Georgetown.
Can I book permanent lights in Georgetown right now?
