What kinds of homes does Schertz have?
Schertz sits in three counties, Guadalupe, Comal and Bexar, with its original center in western Guadalupe County. Interstate 35 crosses the northern part of the city, and New Braunfels is one of its neighboring areas.
Newer builds are part of the mix. David Weekley’s garden homes at The Crossvine are 41 single-family homes on 40-foot homesites. A 40-foot homesite and a larger lot are different jobs for a roofline track, which is why every quote is priced for the property and there is no price list.
Permanent lights go on the roofline in a slim track, white or black, so the track color you choose should sit quietly against your fascia or trim. Text your address and the name of your neighborhood. The permanent lighting overview explains what goes up and how it runs.
Does your HOA need to say yes to permanent lights?
Possibly. We found no source that states what any one Schertz HOA allows on a roofline, so we will not guess. Rules differ from one association to the next.
Read your covenants and ask your architectural committee before you book. Pratt cannot tell you what your association will approve, and nothing here is legal advice. What you can bring to them is a plain description of the product: a slim track on the roofline, white or black, with lights you set to warm white, colors or patterns from a phone app.
- Ask whether exterior lighting needs written approval.
- Ask whether color-changing lights are treated differently from white ones.
- Ask whether the track color matters against your trim.
Older buildings near Main Street
Schertz’s historic downtown sits just north of Cibolo Creek. The city’s own program document says the area around Main Street once served as the commercial and social hub of the community. The city runs a Main Street Area Preservation Incentive Program for structures more than 50 years old inside a mapped Main Street incentive area, and it has a Historical Preservation Committee.
The version of the program we read is a 2020 city council document about grants for exterior repairs. It says nothing about lighting. If your home or shop is an older building near Main Street, ask the city before you book anything on the exterior.
Businesses can have permanent track too. A storefront or office gets the same slim track on the roofline, and the lights stay up for good. Looking for something else? Commercial Christmas lighting in Schertz
What a Schertz year does to your timing
The closest official climate normals we found are from the National Weather Service station at San Antonio, not Schertz itself. Its 1991 to 2020 normals put the July high at about 95 degrees and the August high at about 96, with about 28 days at 90 or above in each of those months. January lows average about 41 degrees, with around 14 nights a year at or below freezing.
Spring storms are part of the picture too. The NWS Austin/San Antonio office documented 2 to 3 inch hail across the San Antonio area on April 12, 2016, with the largest stones at 4.5 inches. The strongest storm hit just north of downtown San Antonio, not Schertz, but it shows what a Central Texas spring can do.
Permanent lights are installed spring through fall and never during the holiday season. Permanent bookings pause October 20 to January 15 and reopen January 16. Text any time to join the list.

Schertz questions
Can I put permanent lights on my house in Schertz if I have an HOA?
It depends on your association’s covenants, and rules differ from one community to the next. Read your documents or ask the architectural committee before you book. Then text Pratt the address and your community name at 361‑522‑5552 and he will tell you the next step.
When can you install permanent lights in Schertz?
Permanent lights are installed spring through fall, never during the holiday season. Bookings pause October 20 to January 15 and reopen January 16. Text 361‑522‑5552 any time to join the list.
Do permanent lights have to come down each season?
No. Permanent lights are a slim track on the roofline, white or black, that stays up all year, so there is nothing to take down or store. You set warm white, colors and patterns for every season from a phone app over WiFi.
How much do permanent lights cost in Schertz?
Every quote is priced for the property, and the quote is free. There is no price list because a long roofline on a wide lot and a small garden-home roofline are different jobs. Text your address to 361‑522‑5552 and Pratt will work from that.
Can I change the color of my permanent lights?
Yes. The lights are controlled from a phone app over WiFi, and you can set warm white, colors or patterns whenever you like. The track itself is white or black, so pick the one that sits better against your fascia or trim. Text the address to 361‑522‑5552 for a free quote.
Can a Schertz business get permanent lights?
Yes. Permanent lighting is available for homes and businesses, and the quote is priced for the property. A storefront near Main Street or an office along the I-35 corridor would start the same way: text the address to Pratt at 361‑522‑5552.
