Do Boerne’s dark-sky rules reach roofline lights?

Boerne takes night lighting seriously. A City of Boerne post from August 2025 says the city enforces a Dark Sky Ordinance that requires developers and property owners to submit lighting plans and photometric studies in permit review. That is a city process we do not run for you.

The rules sit in Appendix D of the city’s Unified Development Code. In the version the city posts (updated July 28, 2021), the general rule is that outdoor lighting is fully shielded and has a colour temperature of 2700 K or less. The appendix also has a separate section for ornamental lights.

Whether a roofline track counts as ornamental lighting, and how the shielding rule applies to it, is a question for Boerne’s planning staff. The rules can change, so ask for the current version. When you have an answer, text Pratt the address and he will price the property.

Limestone downtown: what to tell Pratt about your building

Downtown Boerne has limestone buildings. The state’s historical marker for the Dienger Building at 106 West Blanco calls it a “limestone commercial structure” built for Joseph Dienger shortly after he bought the site in 1884. Your own building may be stone, stucco or siding. The lights go on the roofline.

White or black track is available, so you can pick the one that sits better against your trim. When you text, say what the roofline is made of. Every quote is priced for the property, and there is no price list.

Once the lights are up, you run them from the app over WiFi: warm white most nights, then colours and patterns for every season. See how the track and app work or browse the gallery.

Historic District and HOA: check before you book

Part of downtown Boerne is inside the city’s Historic District. The city’s Historic District page says it was established in 1985, runs roughly from Frederick Street to Oak Park Drive and includes more than 150 properties. Section 3.11 of the Unified Development Code says its requirements apply to all property located, in full or in part, inside the district. Buildings fifty years of age or more, or found historically contributing, must follow the Boerne Historic Design Guidelines, and the Historic Landmark Commission applies them.

A homeowners association is a separate layer from the city. If your home is in a community with one, ask for its exterior-lighting rules in writing before you book.

Businesses can book permanent lighting too. For a nonresidential building, the code says any nonresidential construction requiring a permit needs commission approval before permitting. We cannot tell you whether a roofline track needs a permit, so ask the city. The permanent lighting FAQ covers the other common questions.

  • City planning: ask whether a roofline track needs any approval at your address.
  • Historic District: ask the Historic Landmark Commission if your building is inside the boundary.
  • HOA: ask for the written rule on exterior lighting and colour changes.

When can permanent lights go up in Boerne?

Permanent lights are installed spring through fall, never during the holiday season. Bookings pause October 20 to January 15 and reopen January 16. Text any time to join the list, and you will be in line when the calendar reopens.

NOAA’s 1991 to 2020 normals, as tabulated for Boerne, put the average July high at about 92.5 degrees and August at about 94, with an average January low near 37. That is the weather a roofline sits in all year.

Are permanent lights allowed under Boerne’s dark-sky rules?

Boerne enforces a Dark Sky Ordinance, and Appendix D of its Unified Development Code sets shielding and colour-temperature rules for outdoor lighting. We cannot rule on your address. Ask the city’s planning staff, then text Pratt the address for a free quote.

Can I put permanent lights on a Boerne house in an HOA?

Your HOA sets its own exterior rules, separate from the city. Ask for the written rule on exterior lighting and colour before you book. If it allows roofline lighting, text Pratt the address and he will quote the property for free.

My Boerne building is in the Historic District. What then?

Section 3.11 of Boerne’s Unified Development Code covers all property in the Historic District, and buildings fifty years or older follow the Historic Design Guidelines. Ask the Historic Landmark Commission about your building before you book. The quote itself is free.

How much do permanent lights cost in Boerne?

Every quote is priced for the property, and there is no price list. The size and shape of your roofline decide the work. Text the address to Pratt at 361‑522‑5552 and the quote is free.

Can I change the colour through the year?

Yes. The lights are controlled from a phone app over WiFi, with warm white, colours and patterns for every season. Switch to red and green in December and back to warm white in January. Nothing goes up or comes down.

When can you install permanent lights in Boerne?

Installs run spring through fall. Permanent bookings pause October 20 to January 15 and reopen January 16, so text now to join the list. Pratt will tell you what the timing looks like for your address.
